Description Under supervision of Project Director, ensure that the overall design intent of the project established by the Design Director is incorporated into detailed documentation; coordinate the design process from conceptual phase through construction administration to ensure that the design idea is realized and properly executed; develop technical approach in all phases of interior design for Residential and large scale hospitality projects, including new construction, renovation, expansion and tenant improvement, from pre-design and strategic programming to all phases of projects; conduct site survey of existing conditions, take as built measurements, obtain or prepare drawings and take photographs of existing conditions; research and incorporate International Building Code (IBC), local building codes, ASHRAE, ANSI, and ADA regulations into design; provide technical support and project communications to team as required based on Hotel operator standards; prepare test fits and space-planning to meet client’s program and to analyze plan efficiency for building options; research materials, equipment, and fixtures to enhance the project; incorporate LEED sustainable design principles and prepare LEED documentation where applicable or requested by client as part of project goal; work closely with design team to develop sequence and strategy of presentation, including plans, elevations, sections, 3D perspectives, physical models or renderings; use 2D/3D modeling & rendering programs including Revit, AutoCad, 3D Studio MAX, Rhino, SketchUp, Photoshop, Illustrator, and InDesign to develop design and prepare presentations; work with both imperial and metric systems; participate in team meetings to help resolve project issues, coordination with other disciplines, schedule adherence, technical issues and budget constraints; set overall strategy for producing the documents and identify the documentation planned for each stage of the work; develop required drawings and cartoon set for schematic design phase and beyond, and prepare and coordinate drawings sets for permit and construction; define how data will be organized into files and which elements will be incorporated in a Building Information Model (BIM); ensure that construction detail documentation conforms to quality assurance, quality control and best practice standards; coordinate with MEP/FP, structural, lighting, signage, A/V, code, acoustic, architects, special systems, project’s operator consultants to incorporate building systems into design; coordinate lighting design with engineering consultants for circuit layouts and lighting zones; produce construction documents using AutoCad and Revit, including reflected ceiling, floor finish, furniture, power & data, and life safety plans, elevations, sections, details and schedules; coordinate project data and communication using Newforma & Outlook; review final construction documents for design intent and coordination; assist in value engineering where required to meet project budget; review Request for Information (RFIs), mock ups, submittals of shop drawings for millwork, stone layout, and finish samples submitted by project contractors for content and accuracy; submit change orders requested by the Owner as needed; maintain log of all RFIs and submittals including data received, data returned and status of unreturned requests using Newforma or other approved applications; during Construction Administration phase, assist in coordination meetings with consultants in the field, conduct site visits to observe construction progress and prepare field observation reports; prepare project closeout, including punch lists and record drawings for architectural interiors if requested by client.
